Complete Home Transformation

House was a 2400 sqft property and now has a total of 4400 sqft with 10 bedrooms and 7 bathrooms between 2 units. Unit 1 is 4 suits with 1 master and a 2 person indoor jacuzzi tub. Shingle Roof Replacement
3 tab shingle roof replaced with a new GAF architectural shingle. This is a full roof replacement which includes all the underlayments (ice and water shield + synthetic paper), metal drip edge, shingle caps, chimney lead flashing.

Client has a beautiful modern house which he searched hard to find someone to install a custom commercial grade box style gutter with rare box style seamless downspout. Even the elbows were custom made.
Brick Repointing
Several areas of the house had the repoint in bad shape. Grind old mortar, clean and apply fresh new mortar in-between the bricks.
Laundry Closet Conversion
Moving laundry into a hallway closet on the 1st floor to facilitate older family member from having to go up and down the stairs. Walls were soundproofed to keep down the noise of the washer and dryer.
New Closet
We Eliminated an existing closet and added a closet on the opposite side of the bedroom as requested by the homeowner. We used a closet style by-pass door system and installed lighting.
Roll Roofing to TPO Conversion/Replacement
We replaced an old school roll roofing which was leaking on this basement walkout door. To properly install and flash the new TPO roof we also had to replace some of the siding shingles.
Rubber roof to TPO replacement
This roof was installed wrong by a previous contractor. The metal used on the perimeter was illegal and caused the roof to lift up. We replaced the roof using TPO, the best modern flat roof membrane, and used the correct metal on the perimeter.
Chimney Crown and Cap Install
Chimney crown was in terrible shape. Crown was completely removed, new support added under crown, new cement crown was added and lastly the chimney cap was installed.
Partial Deck Rebuild and new pool stairs
Partially rebuilt half of the deck and add a safer deck stairs into pool with gate. We reused the original composite deck boards to save the client money. Replaced the rotten frame boards. Removed original pool stairs and installed a safer and wider stairs.
James Hardie Board and Batten
This project was to rebuild this oversized cupola that had been leaking slowly for 7 years. Remove the siding, waterproof with BlueSkin house wrap, replace all the trim, replace the board and batten siding. Final step was to install a custom a 6" aluminum box style gutter to divert water away the seams on the cupola.
Modern High End Paver
Install white 24"x24" paver with 4"x8" black border on 3000+ sq ft area.
Soundproof Toddler Sleep Nooks
This toddler bedroom was redesigned to create more privacy between the two sleeping areas, helping prevent one child from waking the other during crying or nighttime movement. To improve sound separation, all walls were insulated with Rockwool soundproof insulation and additional soundproofing mats. We then installed a specialty double sheetrock assembly with an insulated sound dampening layer between the boards for added noise control. Solid wood doors were also installed to maximize sound reduction and create a quieter, more comfortable sleep space for both toddlers.
